Residential real estate brokers are numerous in metropolitan areas. However, the profession is not easy. Management, customer service, round trips, multiple visits, surprises and the vagaries of emotions: Sylvie Ménard has seen almost everything since she started in the business. In the daily life of this broker, routine does not exist. « I reinvent myself with every transaction, seven days a week. » In Montreal, the residential real estate market is moving at high speed. Here are the trends she observes:
1. A seller’s market
Currently, the real estate market clearly favors sellers, particularly in certain areas of Montreal, including downtown, Saint-Henri, Mile-End, Plateau Mont-Royal, Outremont and, more recently, HOMA (Hochelaga-Maisonneuve) .
A phenomenon of rarity begins to settle in these sectors. As a broker, it is more difficult than before to find a property that meets the specific and increasingly demanding needs of new generations or baby boomers. Still relevant, the condominium market is particularly flourishing in Montreal. For example, projects located in Griffintown, downtown, or in Villeray sell quickly thanks to the presence of the metro and the proximity of delicatessens, bakeries, boutiques, restaurants, cafes.
2. A segmented demand
25 years. Examples of this mobility? Millennials who travel and work all over the world. Older people sell their condos in order to discover the planet too. Others will acquire a property near the mountain to indulge their passion for the outdoors. In the meantime, one fact should be noted in relation to other generations: millennials and Generation Y want to settle on the island of Montreal, near good schools. They all make the same argument: « We don’t want bridges and, above all, we want to have access to all the services nearby. » In addition, we are witnessing the return to town of baby boomers who are selling their residences located outside of Montreal. Their desire is to find the property of their dreams, taking great care to pay attention to the details of modernity (LEED, geothermal energy, radiant floors, soundproofing, home automation, etc.). Their choice will take into account the environment, including a green space or a park. We also notice that more and more buyers come from Europe, the United States and Asia.
3. Luxury
Property prices have been on the rise for several years. And the phenomenon will increase further in 2018. The Greater Montreal Real Estate Board reports record sales for the month of February. People are ready to invest more than $600,000 in the purchase of a condo in downtown Montreal. In this regard, Montreal is catching up with Toronto and Vancouver. Luxury has become a striking phenomenon due to the weakness of our dollar. European or American clients do not hesitate to spend $1 million and even more than $2 million for a property.
